My staff and I prefer to use email as much as possible. We find that it is the most efficient method of communication.

Let’s See If You and Your House Qualifies

I look at 20-25 houses per week for possible purchase. However, there are certain criteria that must be met before I purchase any house. I’m going to evaluate your house using an appraisal form and ask you a series of questions.

In making my decision to buy or not to buy a house, I evaluate each house in a variety of areas: location, price per square foot, condition, landscape and comparable sales in the area.

Generally, here’s what I look for:

  • Houses that were built in 2002 or after
  • Minimum 3 bedrooms
  • Minimum 1.5 baths
  • No repairs needed (except for a cleaning)
  • Minimum 1500 heated sq. ft.
  • Houses (not townhouses or condos)

To see if you qualify, you must fill out an application. If your application is selected to proceed, a 10 minute phone interview will be scheduled. If all signals are a go after the phone interview, an inspection will be scheduled.

What Happens During the Appointment?

All property owners need to be present at the appointment. I briefly introduce myself and answer any remaining questions that you have. Then I ask you to walk me through each room of the house. I’ll be taking notes along the way, so don’t be nervous. Then I walk around the outside as well. When I’m finished, we can sit at your kitchen table.

Curtains, washer, dryer, refrigerator, dishwasher, stove and microwaves all stay. Insisting that you keep these items may jeopardize the potential of a deal. This is because I re-sell all of my houses as move in ready.

Please eliminate all distractions before I arrive. I only set aside a certain amount of time for each appointment. Please turn off all TV’s and radios. Please do not be multi-tasking while I’m there. I need your full attention.

As I talk about the evaluation of your house, keep in mind if I purchase your house, it’s because it will be beneficial to all of us.

Many buyers now request that the seller provide a home warranty.

Oops… I didn’t even factor in the following:

Inspection Repairs—Unforseen items buyer requires to be repaired before closing

Seller Allowances—Appliances, carpet, paint, etc.

So if you sold through a Realtor, you would actually have to pay to sell your house.

Not a very sensible move is it?

If All Signals Are a Go at the Inspection Here’s What Happens Next…

1. We will review and sign the preliminary paperwork at your house that day. I’m sorry but I can’t come back later to sign the paperwork while you think about it. This is a one shot deal. When I arrive at your house on the day of the inspection, you should be ready to sell your house to me.

2. My office will conduct a title search to ensure that the property doesn’t have any liens or other encumbrances (besides the disclosed mortgages).

3. My office will contact you to schedule the closing date and the final walk through with you. The walk through usually occurs the day before closing. The walk through is to ensure that the house is left in broom swept condition and that all appliances and fixtures are present.

4. The closing will occur at a bank, loan servicing company or closing office. All closing documents will be signed and signatures will be notarized. Closing can take place anywhere there is a notary present. At that time, I will collect the house keys and garage door openers and you will receive a check for the balance of the money due to you. No funds can be released at closing unless the final walk through has occurred and the house has been vacated.

5. You must leave all utilities on for three to five days after the closing date. This allows time for me to change it into my name (water, gas, electric).

What Will It Cost You If You Don’t Apply?

Perhaps you should consider the alternative. What will it cost you if you don’t apply?

Option One: Do Nothing

Tax calculation is based on 0.0134% of the house value. Insurance calculation is based on 0.0033% of the house value. Utilities are based on the national average of $300 per month. Maintenance number is based on the national average of $1,000 a year.

Oops… Don’t forget about homeowners association dues if those apply… and advertising if you are planning on selling the property yourself, without a Realtor.

SELLER FAQ

I am going through bankruptcy. Would you be interested in buying my house?

YES. The bankruptcy trustee must release the house from bankruptcy prior to sale.

Since my spouse and I are separated and getting a divorce, can I sell it now?

If the house is in both names, then the absent spouse must sign a quitclaim to the other.

Who makes the payment on the month I move out?

Seller’s house payments are made in arrears (July payment is made in August). So the house payment is the seller’s responsibility the month that you move out. If you move out in the middle of the month, we will prorate your payment.

My house is a fixer, would you still be interested?

Usually not. However, there are exceptions to every rule. There needs to be a high profit potential.
